A haunted B&B is a different night from a haunted hotel. There are usually fewer than a dozen rooms, the house is quiet by ten, and the people who run it live with the stories every day. This list covers the best haunted bed and breakfasts and small inns in our state guides: murder houses, Civil War field hospitals, Gilded Age mansions, a lighthouse keeper’s house and two old jails. Every one is open and taking overnight guests, and every entry was checked against the inn’s own website and published sources. Ghost stories are reported as stories, and where the records disagree with a legend, the entry says so.

Most of these inns book the haunted room by name or by phone, and the card for each one says how. Five of them, Captain Grant’s, the Cashtown Inn, the Gettysburg Academy, Belle Grove and the Ringling House, also host Haunted Rooms ghost hunts with an overnight stay, when you can investigate the whole house after dark before you go to bed.

  • Where to look The John Morse room, the Andrew and Abby Suite, the sitting room and basement
  • Reported ghosts Andrew and Abby Borden, a weeping woman, a woman in Victorian dress tidying the house
  • Booking the haunted room Every room is booked by name on the house's own website, including the room where Abby Borden was found.

On August 4, 1892, Andrew Borden and his wife Abby were killed with a hatchet in this narrow house on Second Street. Andrew’s daughter Lizzie was tried and acquitted, and the murders have never been solved. The house has run as a bed and breakfast since 1996 and was bought in 2021 by Lance Zaal, whose company US Ghost Adventures runs the tours here.

There are two suites and four rooms, including the second-floor room where Abby was found. Guests and tour staff describe a woman weeping, a woman in Victorian clothes straightening up, doors opening and footsteps. The house calls itself America’s most haunted. Skeptics such as investigator Joe Nickell argue the experiences come from suggestion, which is worth knowing before you book.

Haunted Rooms tip: Book the Morse room or the Andrew and Abby Suite well ahead, especially for August 4 and October.

  • Booking the haunted room Call the mansion (314-664-8024) to book a guest room or the two-night Staycation package.

The Lemp family built one of America’s biggest breweries, and three of its members took their own lives in this Benton Park mansion: William Lemp Sr. in 1904, William “Billy” Lemp Jr. in his office in 1922 and Charles Lemp in 1949. Daughter Elsa died the same way at her own home in 1920. Today the house is a restaurant with a handful of guest rooms.

The Atlantic Paranormal Society filmed here for Ghost Hunters in 2010, and the mansion runs its own ghost tours and Lemp Experience hunts. Guests and staff describe a woman in lavender at the upstairs windows, said to be Billy’s wife Lillian, plus doors that lock themselves, voices, cigar smoke and a piano heard in empty rooms.

Haunted Rooms tip: Rooms are booked by phone, not online. Come on a Lemp Experience night, when rooms have been offered from about $180 for two, and take the hunt before you go to bed.

  • Booking the haunted room All 12 rooms are named and can be booked direct, including the Sara Black Room and Jeremy's Room in the original house.

The Farnsworth House Inn on Baltimore Street is Gettysburg’s most famous haunted inn. Its 1833 brick wall still carries more than 100 bullet holes from the battle, and tradition holds that a Confederate sharpshooter in its attic fired the shot that killed Jennie Wade, the only civilian killed at Gettysburg. The family-run inn has 12 rooms, two restaurants, a tavern and a full program of ghost tours.

The inn says as many as 16 spirits have been counted here. The best known are Jeremy, a playful boy in the cellar; Mary, a midwife said to tuck guests in at night in the Sara Black Room; and a young sharpshooter whose footsteps and harp are heard in the Garret. Book the Sara Black Room or Jeremy’s Room direct, then take one of the evening tours of the attic and cellar.

  • Reported ghosts Chloe, Sara Woodruff and her children, William Winter, the girl in the famous 1992 photo
  • Booking the haunted room The six historic rooms in the main house can be chosen by name when you book on the official website.

General David Bradford built Laurel Grove on a rise above Bayou Sara in 1796, and under the Stirling family it grew into the long, lace-ironed house now known as The Myrtles. It is often called one of America’s most haunted homes, and it has the TV credits to match: Unsolved Mysteries, Ghost Hunters and Ghost Adventures have all filmed here. Overnight guests sleep in six historic rooms inside the main house or in garden rooms and cabins on the grounds.

The best-known story is Chloe, an enslaved woman said to have poisoned the Woodruff family with an oleander cake. Records show Sara Woodruff and two of her children died of yellow fever, and no Chloe appears in the family’s papers, so treat it as legend. The one confirmed killing is William Winter, shot on the porch in 1871; guests still talk about footsteps that stop on the 17th stair and faces in the hall mirror.

Haunted Rooms tip: Book a room inside the main house rather than a garden cottage, and take the evening Mystery Tour on the night you stay.

  • Booking the haunted room All four suites (Madison, Turner, Conway and Hipkins-Bernard) can be booked by name on the Belle Grove website. The Turner Suite is the one paranormal teams ask for.

Belle Grove sits on the Rappahannock River in King George County, on the plantation where James Madison was born in 1751. The present mansion dates from 1791 and was enlarged for the Turner family in 1839. Union troops occupied the estate during the Civil War, and the men chasing John Wilkes Booth passed through in 1865. Today it is a bed and breakfast with four master suites, a tea room and a busy events calendar.

The owners say more than 80 spirits have been identified here and have described seeing two dozen full-body apparitions since moving in, most of them Union soldiers standing at the white entry posts or crossing the drive. Guests talk about phantom cats walking across their beds and a little boy called Jacob bouncing a ball upstairs. Belle Grove has appeared on Ghost Hunters and Kindred Spirits, and Haunted Rooms runs overnight ghost hunts here.

Haunted Rooms tip: Ask for the Turner Suite, where investigators have recorded the voice said to be Jacob, or book one of our overnight ghost hunts, which include a night in one of the four master suites.

  • Booking the haunted room Call the inn on (319) 592-3133 and request Room 5, 7 or 8.

The Mason House Inn has stood beside the Des Moines River in the tiny village of Bentonsport since 1846. It was a riverboat stop, a hospital during the Civil War and a refuge on the Underground Railroad, and it is still open year-round with eight rooms and a caboose cottage in the Villages of Van Buren County.

It is one of Iowa’s most famous haunted inns, and each ghost seems to have its own room. A little boy tugs at guests’ clothing at night in Room 5 and appears on the landing, a man named Knapp, said to have been murdered, lingers in Room 7, guests have reported a floating head in Room 8, and an elderly woman appears in several third-floor bedrooms. Haunted Rooms has held ghost hunts and sleepovers at the Mason House Inn.

Haunted Rooms tip: Ask for Room 7 or Room 5 by number, and call ahead: the inn is small and books up for its ghost-hunt weekends.

  • Reported ghosts Anne Otto, a little girl on the stairs, the shadow of Robert the Doll
  • Booking the haunted room The turret suite, where Gene Otto and Robert the Doll spent much of their time, can be requested when you book.

This Queen Anne house on Eaton Street was the Otto family home, and it is where Robert Eugene Otto kept Robert, the doll that Key West calls the most haunted object in America. Robert now sits in a case at Fort East Martello Museum, but the house he lived in is a small guest house, and the turret room where Gene and the doll spent their days can be booked.

Local lore says Gene’s wife Anne never left: guests describe a woman on the staircase and a presence in the turret. Key West historian David Sloan has written about a crying little girl seen sitting on the stairs, possibly linked to the family’s nanny. The attic, where Anne is said to have locked Robert away, has the heaviest atmosphere.

Haunted Rooms tip: Ask for the turret suite when you book; it is the room tied most closely to Gene and Robert.

  • Booking the haunted room Book Victoria's Room directly with the B&B; it is the room the innkeepers connect with Rue.

The white Queen Anne keeper’s house at Heceta Head was finished in 1894 for the assistant keepers of a lighthouse that still throws the brightest beam on the Oregon coast. The Forest Service owns it, and it is run as a six-room bed and breakfast with a seven-course breakfast. Overnight guests are the only people on the headland after dark, when the light sweeps over the house.

The ghost is Rue, the Gray Lady, a silver-haired woman in an old-fashioned gown said to be looking for a baby girl buried on the point. In the best-known story, a workman fixing an attic window in the 1970s saw her, fled, and returned to find the broken glass swept into a neat pile. The B&B’s own room page mentions Rue in Victoria’s Room.

Haunted Rooms tip: Book Victoria’s Room, the one the innkeepers link to Rue, and stay up for the lighthouse beam after dark. Saturdays need a two-night stay.

20 South Battery, the former Battery Carriage House Inn, at night with its tiered white piazzas lit behind palms and iron gates

  • Reported ghosts A headless torso in a gray jacket (Room 8), the Gentleman Ghost (Room 10), a little girl by the fountain
  • Booking the haunted room The haunted rooms were in the old Battery Carriage House, which is still let as the Battery Carriage House Classic and Suite. Book one of those and ask about the former Rooms 8 and 10; requests are not guaranteed.

For decades this 1843 mansion on the Battery was known to ghost hunters as the Battery Carriage House Inn, and its old servants’ quarters held the rooms with the most famous stories in Charleston. Dr. Jack Schaeffer bought the property in 2018, spent three and a half years restoring it, and reopened it as 20 South Battery, an 11-room inn with a grand ballroom where Charleston’s preservation movement began in 1920.

The stories came through the renovation intact. Guests have described a headless, armless torso in a coarse gray jacket in Room 8, often taken to be a wounded Confederate soldier, and a gentle figure in a suit, the Gentleman Ghost, who settles beside sleeping guests in Room 10. Some say he is Col. Richard Lathers, who rebuilt the house in 1870. Forbes has called it the most haunted house in South Carolina.

Haunted Rooms tip: Book one of the Battery Carriage House rooms and ask the inn which of them were the old Rooms 8 and 10; the ghost stories belong to that building, not the main mansion.

  • Booking the haunted room Rooms are booked by name (Adelaide, Collette, Amy, Elizabeth, Marie, Captain's Suite, and Holly and Margaret in the Avery Home) through the inn's own booking.

Captain Grant’s, 1754 is a colonial house in the old village of Poquetanuck, between Mystic and the Foxwoods and Mohegan Sun casinos. It carries the name of Captain William Grant, a sea captain lost at sea, whose wife Mercy Adelaide stayed on in the house. Carol and Ted Matsumoto bought it in 1994 and opened it as an inn in 1995; the 1600s Avery Home next door adds more rooms.

The inn bills itself as Connecticut’s most haunted. Guests in the Adelaide Room describe a woman in Colonial clothes at the foot of the bed holding the hands of two children, and a shower curtain that keeps coming down. Carol Matsumoto collected the stories in The Ghosts of Captain Grant’s Inn (2017), and the inn starred in Netflix’s 28 Days Haunted. Haunted Rooms runs overnight ghost hunts here.

  • Booking the haunted room Rooms 201 and 203 can be requested when booking direct.

Iron founder William Kehoe moved into this four-story Renaissance Revival mansion on Columbia Square in May 1892 with his wife Anne and their ten children. After the family sold it in 1930 it spent decades as a boarding house and a funeral parlor, and football star Joe Namath owned it briefly before it opened as a bed and breakfast in the early 1990s.

The best-known story says two Kehoe children died in the house, and guests on the second floor say they wake to small hands touching them or hear children running in the halls, even though the inn takes adults only. The inn notes that the popular twins-in-the-chimney version is unproven. William and Anne themselves are said to appear most often in Room 201 and up in the cupola.

Haunted Rooms tip: Book a second-floor room, ideally 201 or 203, and ask about the house’s funeral-parlor years at breakfast.

  • Booking the haunted room Room 204 can be requested by phone; book months ahead for October.

Despite the name, this inn on the corner of President and Lincoln streets is made up of buildings put up between 1821 and 1888. It is famous for one room. Local legend says a young woman named Anna, heartbroken when the sailor she loved sailed away, threw herself from the window of what is now Room 204. Guests in 204 report belongings moving, sheets being tugged and crying after the lights go out, and the inn once asked guests in that room to sign a waiver.

Historians who have looked hard at the story cannot find an Anna who fits it, and the part of the building she is said to have jumped from was not built until 1888. The stories keep coming anyway. Kitchen staff talk about pots clattering in an empty kitchen and a presence that does not like women at the stove, and some guests say a little boy called Thaddeus leaves pennies behind.

Haunted Rooms tip: Room 204 books up far ahead, especially in October. Call the inn directly to ask for it, then have dinner downstairs in the tavern.

The St. Francis Inn has stood in St. Augustine’s historic district since 1791, which makes it one of the oldest inns in the nation’s oldest city. Innkeeper Joe Finnegan has run it for three decades, and it is a stop on most of the city’s ghost walks.

Its legend centers on Lily, said to have been an enslaved servant in the house who fell in love with the owner’s nephew. The story says the romance was forbidden and that both died in the house. The inn is frank that no document proves Lily existed, but a longtime contractor told News4JAX he saw a housekeeper the manager said did not work there, and he will no longer work alone on the third floor.

The Stone Lion Inn is an 8,000-square-foot Victorian mansion built in 1907 for Fred E. Houghton and his large family in Oklahoma’s first capital, Guthrie. In the 1920s the house was leased to an undertaker and became Smith’s Funeral Home. Becky Luker bought it in 1986 and turned it into a six-room bed and breakfast, famous across the state for its weekend murder mystery dinners.

Guests describe a child who tucks them into bed or pats their cheek, toys scattered overnight, footsteps on the back stairs and the smell of pipe tobacco. Ghost Hunters investigated in 2006 and Ghost Adventures in 2017. The popular story that a daughter named Augusta died here of a medicine overdose does not match census records, which show Augusta growing up and marrying.

Hill, Henry Heth and John D. Imboden, and its cellar was used as a field hospital once the fighting began. Today it is a small country inn with seven rooms and suites named for Confederate generals, a tavern and a restaurant.

Guests describe heavy footsteps in empty halls, knocking on doors with nobody outside and the smell of pipe tobacco in rooms where no one smokes. The A.P. Hill Room is the one people ask for: guests say its rocking chair moves by itself and that they have felt someone sit on the bed. Guests describe lavender perfume, someone sitting on the end of the bed and a chandelier that sways when she dislikes a visitor. Today it is a 12-room, adults-only guest house with a pool and a page about its haunting on its own website, and Key West ghost tours stop outside.

Haunted Rooms tip: Ask for Room 7, the room the inn links to Enriquetta, and book direct by phone if you want it.

  • Booking the haunted room Rooms are named and booked individually with the B&B; the Soiled Dove and Fallen Angel keep their 1881 layout.

This white clapboard house was a working brothel in Tombstone’s red-light district during the silver boom; local lore links it to Big Nose Kate. In 1923 it was moved to West Allen Street to save it from demolition when a school was built. Owner Susan Sinsley runs it as a bed and breakfast with rooms named for the women who worked there, such as Calico Queen and Shady Lady, a hot breakfast, a seasonal pool and a hot tub.

Each room has a logbook for guests’ experiences. The owner says the spirits rearrange small things or brush against people at night and are never frightening; a handful of guests have still left on arrival. The best-known story is of a miner who died in a fight outside and is said to make advances toward women. Haunted Rooms has run ghost hunt sleepovers here.

Haunted Rooms tip: Book the Soiled Dove or Fallen Angel for the original 1881 layout, and read the room logbook before bed.

  • Reported ghosts Lizzie Rowland waiting at her window, a Civil War soldier who talks with guests
  • Booking the haunted room Call the inn and ask for Lizzie's room. It is a small, owner-run B&B, so phone bookings work best.

Edgewood is a storybook Gothic Revival house on historic Route 5, built around 1850 for Richard Rowland, a New Jersey miller who ran the 18th-century Harrison’s Mill behind it. Its land was once part of Berkeley Hundred. In June 1862 Confederate cavalry leader J.E.B. Stuart stopped here for coffee on his ride around McClellan’s army, and Confederate officers used the third floor as a lookout. Hosts Dot and Julian Boulware run it as an eight-room bed and breakfast.

The ghost everyone asks about is Elizabeth “Lizzie” Rowland. Local legend says she waited at her upstairs window for a soldier sweetheart who never came home, scratched her name into the glass and died of a broken heart. Guests say they have seen a figure at that window, and one couple described talking through the night with a polite Civil War soldier who was not there in the morning. The house was featured on Ghost Hunters.

Haunted Rooms tip: Ask for the room with Lizzie’s window when you book by phone, then walk a mile down Route 5 to Berkeley Plantation, where Haunted Rooms runs ghost hunts.

  • Booking the haunted room Room 007 can be requested by calling the inn.

The Malaga Inn is a family-run hotel made from two 1862 townhouses in downtown Mobile, joined together in the 1960s; the lobby was once the yard between them. It opened as an inn in 1968, and USA Today readers voted it the sixth-best haunted hotel in America in 2022. A maintenance worker found a hidden bunker beneath the stairs in the 1990s.

Guests talk about a lady in white pacing the veranda outside Room 007, the inn’s only odd-numbered room. The owner’s family has suggested she may be Maime Sinclair, the grandmother who helped open the inn and loved James Bond. Others report the lobby chandelier swinging, televisions switching on, devices unplugged overnight, clocks reset while they slept and dreams about soldiers.

Haunted Rooms tip: Request Room 007 directly with the inn; it is the room on the veranda where the lady in white is seen.

In July 1863 it became an emergency field hospital, and a Confederate artillery shell is still lodged in the brickwork above the entrance. Tillie Pierce watched Union cavalry ride past its front portico on July 1. After 140 years as a private home it now opens to guests as a bed and breakfast.

With a field hospital in its past, the Academy has drawn paranormal investigators for years, and it is one of the Gettysburg venues where Haunted Rooms runs its own ghost hunts. On event nights you can investigate the building after dark and then sleep in one of its five historic bedrooms with an Overnight VIP ticket. Nelson County kept prisoners on this site from 1797 until 1987, which made it the oldest operating jail complex in Kentucky when it closed. The stone front building dates to 1819 and has 30-inch walls and an upstairs dungeon; the back jail was added in 1874. The McCoy family bought it at auction and opened it as a bed and breakfast in 1989, next door to the Talbott Tavern.

Guests and staff report footsteps in empty halls, crying, piano music and voices. The best-known name is Martin Hill, said to have died in pain while awaiting execution for killing his wife. The Travel Channel once ranked the jail among the ten most haunted places in America, and one guest review on the inn’s own site mentions a hand on the forehead in the night.

Haunted Rooms tip: Book the Jail Cell room, which keeps the old prisoner bunks, and sit out in the walled courtyard after dark.

The Oliver House opened in 1909, just after fire swept through Bisbee, and spent decades as a boarding house for mine staff, railroad men and ballplayers from Warren Ballpark. It became a bed and breakfast in the 1980s and new owners took over in 2023. It is adults only (21+), with vintage rooms, no TVs, several shared bathrooms and big porches looking over town. You can also rent the whole house.

Its ghost story has a real crime at its center: in February 1920 railroad employee Nat Anderson was shot as he returned to his room, and the murder was never solved. Older tellings add a deputy who shot his wife and her lover in the house, and claim more than two dozen deaths here, which no record we found confirms. Guests describe footsteps, cold spots, a moving rocking chair and doors opening by themselves. Haunted Rooms has run ghost hunt sleepovers here.

After centuries as the Curtis House Inn, and a 2014 visit from Gordon Ramsay’s Hotel Hell, the Bates-Walsh family restored it and reopened it as the 1754 House in 2020, with seven rooms in the main house and four suites in the Carriage House.

Connecticut’s tourism office calls it the most haunted place in the state. Staff have told of plates flying off tables and beds looking slept-in minutes after cleaning, and the front desk told Ramsay that a spirit named Betty was raising havoc in Room 16. Lorraine Warren is said to have named an upstairs bedroom as the main hotspot.

His brother Henry bought it in 1916, and Ringling descendants owned it for more than a century. • Booking the haunted room There is no haunted room package. The historic 1812 rooms (Sadie Buschman, Tillie Pierce and Jennie Wade) are the oldest part of the house and can be booked by name.

The Baladerry Inn is a quiet country inn on Hospital Road, on the southern edge of the battlefield a few minutes from the visitor center and Little Round Top. Its oldest section was built in 1812 on the Bushman farm, and during the battle the house served as a Twelfth Corps field hospital for the Union Army of the Potomac. The main house and carriage house now hold eleven rooms and suites, around a terrace, hot tub and gazebo.

Former owners kept a binder of guests’ ghost stories. The most famous is Geoffrey, nicknamed Lover Boy, an amorous presence said to rub women’s feet and sing in their ears. Guests also describe a woman standing at the foot of the bed, vintage jewelry rearranged overnight, and soldiers seen near the gazebo. The rooms have been renamed recently, so the old Primrose and Marigold Rooms no longer exist under those names.

Which haunted B&B is right for you?

For true crime: the Lizzie Borden House, where the 1892 murders have never been solved, and the Lemp Mansion, home of the brewing family marked by suicide.

For Civil War history: the Farnsworth House Inn, its brick wall still marked by more than 100 bullet holes, the Cashtown Inn and Cedar Grove in Vicksburg.

For a Southern mansion: The Myrtles, Belle Grove and Edgewood, where Lizzie Rowland is said to wait at her window.

For a city break: the Kehoe House in Savannah, the Lafitte Guest House in New Orleans, the Lumber Baron Inn in Denver and the Artist House in Key West, Robert the Doll’s old home.

For somewhere remote: the Heceta Lighthouse B&B on the Oregon coast and the Mason House Inn in the tiny river village of Bentonsport.

For a night in a cell: the Jailer’s Inn in Bardstown, with its Jail Cell room, or the Old Jail Inn in Indiana on a Haunted Rooms ghost hunt night.

Booking a haunted B&B

  • Book direct and by phone. Most of these are owner-run, and the owner is the person who can put you in the room with the stories.
  • Ask for the room by name. Many B&Bs name their rooms, so ask for the Morse room, Victoria’s Room or the A.P. Hill Room rather than a room type.
  • Check the house rules. Small inns often have minimum stays at weekends, adults-only policies (the Kehoe House is one) and no late check-in.
  • Ask at breakfast. The best stories at a haunted B&B are the recent ones, and your hosts will usually tell you what guests have reported.

About the Lemp Mansion: the Pointer family announced in September 2026 that the mansion is for sale, and says the restaurant, inn and tours stay open through December 31, 2027 (Haunted Attraction Network).

Frequently asked questions

What is the most haunted bed and breakfast in America?

The Lizzie Borden House in Fall River, Massachusetts, which calls itself America’s most haunted, is the one named most often. The Myrtles in Louisiana, the Lemp Mansion in St. Louis and the Farnsworth House Inn in Gettysburg are close behind, and all four take overnight guests.

Can you stay overnight at the Lizzie Borden House?

Yes. The house where Andrew and Abby Borden were killed in 1892 has run as a bed and breakfast since 1996. It has two suites and four rooms, all booked by name on the house’s own website, including the John Morse Room where Abby was found.

Can you still stay at the Lemp Mansion?

Yes. The Pointer family put the mansion up for sale in September 2026, but the restaurant, inn and tours are staying open through December 31, 2027, when their ownership ends. Call the mansion to book a guest room.

Where are the most haunted B&Bs?

Gettysburg has the biggest cluster: the Farnsworth House Inn, the Cashtown Inn, the Gettysburg Academy and the Baladerry Inn. Savannah has the Kehoe House and the 17Hundred90 Inn, Key West has the Artist House and Marrero’s Guest Mansion, and Arizona’s old mining towns have the Tombstone Bordello and the Oliver House.

Which haunted B&Bs host ghost hunts?

Haunted Rooms runs ghost hunts with an overnight stay at Captain Grant’s, 1754, the Cashtown Inn, the Gettysburg Academy, Belle Grove Plantation and the Ringling House. See haunted hotels where you can join our ghost hunt for every venue and date.

Is a haunted B&B good for a first ghost hunt?

It is one of the best ways to start. The houses are small, the owners know the stories in detail, and many will tell you which rooms have the most reports. Book direct, ask for the room by name, and ask your hosts at breakfast what guests have reported.
